Introducing the bravest Private Finance broker, Ryan Garbett, who managed his own self build project

Ryan has been dubbed ‘Ryan the Brave’ having just taken on his very own self-build project for his new family home. In this article, Ryan shares his journey with us through the ups and downs of the build project.

Ryan started at Private Finance in April 2013 and looks after Private Finance’s North West office. Ryan’s background previous to joining Private Finance has always been in property and finance, having worked for Nat West for 3 years as a mortgage consultant and then for a new build developer as Sales Manager for 6 years; spending his time working extensively around Europe.

During this time Ryan was able to build up his knowledge about new build construction, and so, with the arrival of his two daughters, now aged 3 and 4, he felt he had the experience to take on his own project.

The first step was to find some land that would be suitable for the build and so he set himself the goal of finding this within one year. He eventually found a 2 acre plot in a conservation area; the next stage was to draw up plans for a home that would be sympathetic to the surrounding area. The final design was a cottage style house with an oak porch and using reclaimed materials. The tree line was kept intact so that the house could not be overlooked.

The project took one year to complete and having to sell the existing family home to fund the associated costs, the family rented during this time. As an expert mortgage broker Ryan was able to source a specialist new build mortgage which allowed for the draw down of money in tranches in as the build progressed. When financing a new build there is only stamp duty to pay on the land and no VAT payable on any of the build. Ryan also discovered that he did not have to pay the Community Infrastructure Levy as self builds are exempt as part of the government’s support to encourage individuals to build their own homes.

Ryan and his family are now happily settled in their dream home, and despite having industry knowledge, Ryan feels that anyone could take on a self-build project with the right financial package and support.
